Projects: 2004-2005

Aintree Village Parish Council

Aintree Playing Fields, Harrow Drive, Aintree Village, Merseyside, L10 8LD

Service:
Full Technical (Building)

Project:
Demolition of existing building and the construction of a new single storey building in the grounds of Aintree Playing Fields. The new building will house improved changing and toilet facilities, grounds staff accommodation and a tuck shop.

General Information:
Aintree Village Parish Council own and manage the playing fields, which contain a wide range of outdoor facilities including crazy golf, three full size tennis courts, bowling green, small child's play area and a general swing park. The site also has two single storey brick built buildings, one as the existing changing facilities and the other as a general meeting room and public toilets.
The new Disability Discrimination Act has had a big impact on this particular project as regards design impact.

Clients Needs:
The playing fields also have two full size football pitches which are hired out to local football teams. The existing changing facilities do not meet the current Building Control requirements and the building fabric and services have come to the end of their serviceable life.

Funding:
The original construction cost in the region of between £220,000 - £230,000 with the total project costing in the region of £300,000.
The project is being funded from the Parish Council's own funds.
Unlike most refurbishment work, we were able to retain the majority of the contingency money and use it to carry out some improvement works on another building on the site.

Completion:
The project is currently in the defects liability period. The main reason for this being that the two lowest contractors had made errors in their priced schedules and it was felt a more competitive price would be obtained if the project was re-tendered.
